Furniture moving in Ahad Al Masarihah: village to village

Most of our jobs here are not district to district as in a city, but village to village: a family leaving the old family home in Al Fawalqah for a house they built in Al Juruf, a teacher posted to a school in Al Khadra renting nearby, or a newly married couple setting up in Al Hakamiyah. Distances are short, but the roads vary — good tarmac on the main road, then farm tracks between fields, and sometimes a little sand at the house entrance.

So pricing starts with two questions: from which village to which village, and can the truck reach the courtyard gate? The answers set the dyna size, whether a wanet is needed for a sandy entrance, and how early we start to beat the heat.

Villages and centres we serve

Area Examples What we watch for
Al Hakamiyah centre Town, shops, houses along the road Close to tarmac; the dyna usually reaches
Northern villages towards Abu Arish Souq Al Lail, Al Dhabrah, Al Sha’fuliyah Traditional houses with wide courtyards, sometimes sandy entrances
Central villages Al Majamah, Al Suwaidiyah, Al Khadra, Al Qusum Farm tracks between fields; we pick a medium dyna
Valley villages Al Khums, Wadi Tair, Al Fawalqah, Al Juruf We avoid days when the valleys run after rain
Other villages Al Mahamil, Al Masqa’, Al Zubaidiyah, Al Hasamah A known meeting point if access is tricky
Neighbouring governorates Samtah, Abu Arish, Al Aridhah, Jazan Priced by distance

Why one move costs more than another

  • Distance between villages: moving within one village costs less than Souq Al Lail to Al Juruf, for example.
  • The entrance: a sandy approach or a courtyard the dyna cannot enter adds time or a wanet.
  • Number of ACs: homes here run many units because of the heat, and each is priced separately.
  • Heavy furniture: solid-wood bedrooms and large Arabic majlis seating.
  • Kitchen: dismantling and installation is its own line.
  • Date: month-end, the run-up to school and the wedding season are busy.

Heat and dust: why we insist on a closed dyna

Ahad Al Masarihah lies on a hot plain for most of the year, and dusty wind blows across the farms. Fabric sofas in an open truck arrive coated in dust, mattresses soak up heat, and electronics do not like direct sun. Full households therefore travel in a closed dyna; open trucks are kept for sturdy furniture over very short distances. A dabab handles one or two pieces between neighbouring houses; a wanet takes a fridge and washer, a bachelor’s or student’s things, or the last stretch over a sandy entrance.

With wide courtyards we drive the dyna inside when possible, so loading is shorter and the furniture stays in the shade. Otherwise it parks at the gate and we load straight from there. In the box: heavy appliances first, dismantled wardrobes next, mattresses upright along the sides, cartons stacked above them, every row strapped.

Packing for heat and dust

Here packing is about dust and heat more than humidity. Stretch plastic goes over moving blankets on sofas and seating to seal out dust; mattresses and pillows go into full bags; screens, glass and mirrors get bubble wrap and rigid corners; kitchenware and clothes go into taped cartons rather than open bags; and every carton is labelled by room.

Candles, perfumes and cosmetics should ride in the family car — a truck box at midday can melt them or ruin their bottles.

Air conditioners: the most requested extra

An average traditional house here may have four or five ACs, split and window. Removal and refit start from SAR 110 per unit, and we make sure at least the bedroom unit is running the same day so the family can sleep in the new home. If a unit needs longer pipes, a new bracket or a refrigerant refill, the technician tells you the cost before starting.

Dismantling and assembly

The carpenter takes bedrooms apart in order — doors, drawers, carcass — with screws bagged on each piece. Multi-door wardrobes have their doors numbered, and mirrors travel upright. Heavy older bedroom sets go out to the courtyard on a trolley instead of being dragged across tiles. Kitchens come down after water and gas are disconnected, upper units before lower ones, and we measure the wall at the new home; kitchen work starts from SAR 370.

At the new house we start with the bedroom and its AC, then the kitchen, then the other rooms and the majlis — asking you where each piece goes before we build it.

Newlyweds: new furniture from the showroom to the house

In the wedding season another kind of job is common: new furniture bought from showrooms in Jazan, Abu Arish or Samtah that needs delivering and assembling. It usually arrives in factory cartons, and some showrooms do not assemble or make you wait days. We collect the cartons, check them against the invoice, carry them in a closed dyna, and the carpenter builds the bedroom, wardrobe and dressing table and anchors tall wardrobes to the wall. Assembly starts from SAR 140 per room and a dyna trip from SAR 230. Open the cartons in front of us before assembly, so any factory defect goes back to the showroom before it is built in.

Winch and two-storey houses

Village houses are mostly single-storey, but new villas may have two floors and a tight internal stair. A winch starts from SAR 185 and needs firm, level ground — not soft sand. On sandy ground we put boards under its feet or work from another side.

Included and separate

Included: crew, dyna, bedroom dismantling and assembly, basic wrapping, placing furniture and removing packing waste. Separate: AC units, kitchen, winch, an extra wanet for sandy entrances, VIP packing, storage and cleaning.

Worked example: Al Fawalqah family home to a new house in Al Juruf

A family of six moves from their part of the family’s traditional house in Al Fawalqah to a new house they built in Al Juruf. They have three bedrooms, a majlis, a wooden kitchen and four split ACs. The new entrance is light but firm sand.

  • Vehicle: one closed dyna, which reaches the gate.
  • Crew: supervisor, carpenter, four movers, AC technician.
  • Timing: start after dawn, loading done before 9:30, assembly and ACs finished before mid-afternoon.
  • Price: three rooms from 560 + kitchen from 370 + four ACs from 440 = from SAR 1,370.

If two ACs stay behind in the old house, SAR 220 comes off.

Step by step

  1. We receive photos of the rooms and both entrances, or inspect.
  2. We send an itemised price and book an early-morning slot.
  3. The crew arrives with packing materials.
  4. ACs, bedrooms and kitchen are dismantled.
  5. Wrapping and labelling.
  6. Loading and strapping.
  7. Unloading, then bedrooms and their ACs first.
  8. Kitchen and remaining rooms, a walk-through with you, and waste removal.

Get ready before moving day

  • Empty wardrobes into bags or suitcases.
  • Switch off and clean the fridge the night before.
  • Open the courtyard gate and keep cars clear of the entrance.
  • Keep a first-day bag with you: clothes, medicines, chargers.
  • Make sure the new house has power — the ACs need it straight away.
  • Decide what stays in the family house before the crew arrives.

Keep these out of the furniture truck

Gold, jewellery and cash; official papers and deeds; medicines, perfumes and heat-sensitive cosmetics; gas cylinders unless sealed and separate; fuel, pesticides and anything flammable.

Seasons and the Sunday market

Summer here is long and hot, so our rule is simple: start at first light, finish loading by mid-morning, and save the hot hours for assembly inside an air-conditioned house. Winter is comfortable, though rain can set the valleys running for a day, and we postpone moves to valley villages when it does. Sunday is the market day that gave the governorate its name, and roads around it are busier in the morning, so we avoid it for homes near the market. Month-end, the run-up to school and the wedding season are busy; in Ramadan we work after dawn.

The very cheap quote: what to ask

If you receive a very low price for a whole house, ask: Is the dyna closed? How many movers? Are dismantling, wrapping and assembly included? Are the ACs in the price? Many cheap quotes leave the ACs out, and on the day each unit becomes an extra. Compare only quotes that list every item. To bring the cost down, leave what you do not need in the old house, pack clothes and kitchenware yourself, and pick a mid-month date.

Short-term storage

If the new house is not finished, we store furniture on request, wrapped, numbered and listed, priced by volume and duration.

Cleaning after the move

Cleaning of the old or new house is available as a separate add-on; many customers ask for the new house to be cleared of construction dust before the furniture goes in.

Common mistakes

  • Fabric sofas in an open truck on a windy, dusty day.
  • Starting a summer move after midday.
  • Forgetting to count the ACs when asking for a price.
  • Leaving perfumes and candles in cartons inside a hot truck.
  • Ordering a winch without checking the ground in front of the house is firm.

Moving from Ahad Al Masarihah to other cities

We also move from Ahad Al Masarihah to Jazan, Samtah, Abu Arish, Sabya and Al Aridhah, and on to Abha, Khamis Mushait, Jeddah and Riyadh. Intercity moves are priced separately by distance and volume, in a closed dyna or truck with a well-secured load. Frequently asked questions

How much does AC removal and refitting add to a move?

From SAR 110 per unit, and we get at least the bedroom unit running the same day.

Do you move between villages within the governorate?

Yes, for example Al Fawalqah to Al Juruf or Souq Al Lail to Al Hakamiyah, priced by distance and home size.

Why do you recommend a closed dyna?

Heat and dust damage fabric sofas, mattresses and electronics; a closed box protects them all the way.

My entrance is sandy. Can the dyna get in?

On firm sand it usually can; on soft sand a wanet covers the last stretch from SAR 140.

Can you collect new furniture from a showroom and assemble it?

Yes. We check the cartons against the invoice, deliver and assemble from SAR 140 per room.

What does a three-bedroom house move cost?

From SAR 560 including dismantling, wrapping and assembly; kitchen and ACs are added separately.

What time of day suits a summer move?

Right after dawn, so loading is done by mid-morning and the hot hours go to indoor assembly.

Does the Sunday market affect scheduling?

Roads around the market are busy on Sunday mornings, so we avoid that slot near the market.

Do you serve valley villages like Al Khums and Wadi Tair?

Yes, though we postpone on days when the valleys are running after rain.

Do you move from Ahad Al Masarihah to Samtah or Jazan?

Yes, priced by distance and volume.

What should not go in the furniture truck?

Gold, cash, official papers, medicines and perfumes, plus unsealed gas cylinders and fuel.
